    House, Flat & Residential

    Housing agreements are the most common contracts a Bangladeshi household ever signs — a rental contract when moving into a flat, a purchase-sale agreement when buying a house, a sublet or roommate arrangement when sharing space, or a construction / renovation agreement when building. A well-drafted written agreement protects both landlord and tenant, or buyer and seller, by fixing the rent or price, the term, the deposit, maintenance responsibility, notice period and dispute-resolution route in plain language before anyone moves in or hands over money.

    Stamp & registrationStamp duty & registration: month-to-month rent contracts (≤ 1 year) don't require registration but are commonly executed on a Tk. 300 non-judicial stamp. Rent contracts longer than one year require registration under the Registration Act, 1908, and attract stamp duty on the annual rent. Purchase-sale of built property requires registration and full stamp-duty payment on the sale price.

    Do I need to register a house rent agreement in Bangladesh?
    A house rent contract for a term of one year or less can be executed on a Tk. 300 non-judicial stamp and does not need to be registered. If the term exceeds one year, Section 17(1)(d) of the Registration Act, 1908 requires it to be registered with the Sub-Registrar of the area where the property is located. An unregistered lease that ought to have been registered is not receivable as evidence of the transaction under Section 49 (proviso apart — the document may still be used in a suit for specific performance and as evidence of any collateral transaction).
    Is a digital rental agreement made on ChuktiQ legally valid?
    Yes. Sections 6 and 7 of the ICT Act, 2006 give electronic records and electronic signatures the same legal recognition as their paper counterparts, so a ChuktiQ rental contract with both parties' OTP-verified signatures is admissible evidence. However, if your term is longer than one year the Registration Act still requires registration in addition to the digital record — ChuktiQ shows a clear notice on those pages.
    How much security deposit can a landlord ask for?
    The Premises Rent Control Act, 1991 caps advance rent at one month's rent — a landlord who wants to take more must obtain the Rent Controller's written consent. The Act also forbids non-refundable 'salami' or key-money on top. Whatever advance is taken must be adjusted or returned at the end of the tenancy after accounting for genuine damages and unpaid dues. (In practice many Bangladeshi landlords ask for two or three months up-front — that is market behaviour, not the statutory ceiling, and it is unenforceable if disputed.)
